Method of payment
Tuscany exclusive can place one holiday house on hold for you, this is without obligation and lasts for a maximum of 48 hours.
Who will wait for me at te holiday home?
By booking you pay the deposit and the remaining depends what the owner ask for.
Some owner ask for payment before arriving others at the moment of arrival.
In every case under the prices are written also the method of payment
How do I cancel a reservation?
The contract is reached between the tenant and the owner of the flat or house when the transfer of the deposit is confirmed. In case of non fulfilment the owner is legitimated to withdraw from the contract or to claim damages because of non-fulfilment. If the owner was able to rent the accomodation to a third party, the effected deposit (deducted the administrative charges) are being re-transfered. In case no substitue should be found for renting the accomodation, the tenant applies the following cancellation charges:
Withdrawal up to 90 days before arrival: 25% of the total price
Withdrawal up to 60 days before arrival: 50% of the total price
Withdrawal up to 30 days before arrival: 80% of the total price
Withdrawal after the last mentioned date: 95% of the total price
At the moment of booking, we highly recommend our clients to stipulate an insurance policy, which covers cancellation expenses in case of need.

Do I have to pay a turist tax?
Some city’s ask for a tourist tax.
This is between 1€ and 4 € per day and person.

Will my mobile phone works and will I have Internet?

In some houses internet is available. If this time does not work, do not be angry at us but at the provider.
In some houses especially in the country there is very slow internet and only to a limited extent.
Always the Internet is not suitable for downloading movies or playing games online.
But here again, one can not apply a right of reduction.
Do they have all the holiday homes paved roads to the house?
Many houses are in the midst of nature and often to get there you have to do a piece of dirt road and / or uphill.
Sometimes with low cars or vintage cars it may be impossible to get to the vacation rental.
Please ask before.
arrival and departure time
Holiday houses will usually be ready for you on the day of your arrival by 4pm, although in some cases it may be possible to gain access before this time in order to leave your luggage in the property. If the time is different you find this information under the prices.
You must vacate your property by 10am on your day of departure.
deposits and balance- When I have to pay my holiday house ?
At the moment of booking you pay the deposit the house owner ask for.
The balance payment is to be effected when moving into the rental property, as cash payment respectively against credit cards, where indicated.
Some owners ask for payment in advance. In this case it is ask in the house description.
Can I bring with me a pet?
DOMESTIC ANIMALS (also where allowed please advise that you travel with your pet):
Your animal must not, for any reason, disturb the other clients in case you are in an agriturismo or apartment
Animals are not allowed in the swimming pool. If it happens that your pet goes into the pool, you will be billed for the “ extraordinary cleaning” of the pool (additional chlorine, time engaged for the cleaning, all to be calculated when the extra work is terminated).
Your animal must be regularly accompanied outside the property for it’s “ natures needs” (evacuation), be careful that your pet does not dirty the areas used in common with the other clients. If it should happen that your pet dirties inside the property, or inside the paths near the property, you must take care of removing it and cleaning the spots.
Keep your animals off of chesterfields and beds, otherwise you will be billed for the necessary extra cleaning (for hairy bankets, dirty bed spreads, etc.).
You must bring with you your pets own bed and it’s own bowls for food and water. You must not use the kitchen dishes nor the house linen for your animal.
Do we pay a deposite?
Most of the holiday homeowners do require a deposit charge which payment has to be effected in cash upon your arrival. At the end of your stay, after duly return of the accomodation, this deposit charge will be refunded. In case of complaints, please directly contact the responsible person or the owner himself, in an attempt to reach a quick solution. Please also be informed that you will be hold responsible for all dammages caused by yourself and you are urged to report to the house owner immediately.
Will be operating upon request during the cold season and the cost will generally be calculated based on the consume.
ELECTRICITY / WATER / GAS:
Are sometimes included in the price and for some accomodations you have to pay electricity extra.
Possibility of mending
The tenant is obliged to control the property and its furnishing and equipment and inform the owner of the property or Tuscany exclusive about any damages within 24 hours in order to facilitate the possibility of mending or repair. Any complaints reported later than that cannot be considered.
The tenant has to take the maximum care of the house and its inventory and will be held liable for all damages caused by himself or his/her co-tenants. Al damages have to be reported inmediately to the property owner or Tuscany exclusive.
Exemption from liability
“Tuscany exclusive” makes every effort to ensure the accuracy of the information published on our website. We cannot be held responsible for any errors, omissions or changes that may have occurred.
“Tuscany exclusive” does not accept responsibility of the accommodation featured on the site. If during the course of your stay you have any reason for complaint, you must contact the owner of the property or “Tuscany exclusive” in order to take the according action. If your booked house can not be used for any reason beyond our force like war, fire, water, loss od electricity, etc. we will try to find an appropiate substitute. However the liability will be limited to the amount already paid by the tennant.
Neither “Tuscany exclusive”nor the property owner will accept liability for any loss, theft or damage of your personal goods ocurred during your stay. We cannot be held responsable either for any kind of accidents and/or personal damage within the property and the plot.

Swimming pool and Garden
Swimming pools are cleaned and treated usually once or twice a week, in order to keep the garden in good order, it may be necessary for the owners or their gardeners to make visits during your stay.
The Swimming pools are not heated, if there are heated you find it in the description.
